At what point in the home-buying process should you have a mold inspection done?
Should it be included in the contract? And if so, what should the wording be like?

not sure about arizona, but in CA you have a couple weeks to get all your inspections done. Have the inspectors lined up before you go house shopping.
You should get 14 or 17 days to do your due diligence, but can back out of the deal if you don't release by signature or default whatever contingincies you have built in to your offer.
You offer the purchase price +/- whatever you want.
